A Chesterfield rogue landlord has been fined for a second time after continuing to put her tenants at risk.
Rasa Zubaviciute, 45, of Chatsworth Road, Chesterfield, was fined £5,684 after being convicted of offences relating to the condition of a property she owns and lets in St Margaret’s Drive, Chesterfield. Zubaviciute was convicted of the offences at Derby magistrates’ court and was sentenced by Chesterfield magistrates’ court for failing to comply with two improvement notices served by Chesterfield Borough Council.
The Eye Of Media.Com heard that tenants of the irresponsible landlady had complained to her on numerous occasions to address the poor state of the property, but she provided empty promises to do so without any practical changes taking place. Her primary concern was to collect rent, and she never reacted well to late payments. The evidence against her was so overwhelming that she did not contest the allegations against her.
Zubaviciute’s failure to comply with the second improvement notice particularly alarmed the court because it had been served in response to an electrical report highlighting potentially dangerous defects that placed both the occupants and neighbouring properties at risk.

The court also heard that her previous conviction in August 2018 had also related to failure to provide electrical certificates. The ignorant landlady had ignored requirements to provide the required firefighting equipment at the house or ensure fire alarms were maintained in good working order Provide Chesterfield Borough Council with a copy of the latest gas appliance test certificate and electrical inspection condition report after receiving a request from the council to do so, and ensure the house was maintained in good order.

Reckless Zubaviviute also ignored stipulated legal requirements for her name, address and telephone number were displayed in a prominent position in the property to allow the tenant to contact her in case

A Council spokesperson told The Eye Of Media.Com:
”Zabaviciute came to our attention in 2015 following complaints about noise and the number of people in her property. As a result of checks we conducted at the property a few years later, we notices her property was not in good condition, and gave her improvement notices. Her failure to comply has led to the fine imposed against her”.
The spokesperson confirmed that most landlords in Chesterfield keep their properties in reasonable conditions, or at least comply with improvement notices. He said: ”In the last 2 years we have only had 3 prosecutions, so it’s not too bad”.
